How the mortgage process works
The key milestones in a new home buying journey are detailed below. When working together, I’ll give my clients a detailed breakdown of what needs to be done at each step (and who’s responsible), so there are no surprises and we stay on track to close the purchase loan on time.
Step 1 ~ Pre-Qualification
Discovering the options
This is where my clients and I discuss the current financial situation and the desired mortgage loan. Whether my clients have started looking at home yet or not, I’ll help them narrow their options, see estimated rates, and set realistic expectations for choosing a path forward.
Step 2 ~ Pre-Approval
Choosing a path
Some of my clients’ real estate agents may need a a pre-approval before touring homes for sale. I’ll guide my clients through the application process to then provide a pre-approval letter immediately so my clients and their agents are 100% ready to make a confident offer when finding the perfect home.
Step 3 ~ Approval
Finalizing the details
With the purchase agreement accepted, I’ll submit the loan to the wholesale lender for a final approval. While my clients and their agents’ work on lining up inspections and finding homeowner’s insurance, I’ll follow up with my clients’ agent and lender to keep everything on track for a timely closing.
Step 4 ~ Closing
Scheduling the party!
Once the lender has given a final approval on the application, it’s time to schedule a date to sign the closing documents with a notary public. From there, the lender will fund the loan, the seller gets paid, and my clients get the keys to your new home!
